How an EPC Inspection Is Performed

At the agreed time, one of our certified assessors will arrive at your property to perform a thorough visual inspection. They will gather all essential information and take the required measurements to determine an accurate EPC rating. To ensure the accuracy of the rating and a detailed report, it’s important that the assessor has full access to every part of the property.

When evaluating a residential, commercial, or public building to determine an EPC rating, the assessor will consider the following factors:

Heating

Your property’s heating system is a crucial factor in determining the EPC rating. The assessor will note not only the type and size of the system but also the thermostat settings, including the programmed on and off times and the set temperatures. To ensure the EPC rating reflects your property’s actual energy efficiency, it’s important to leave your thermostats at their regular settings during the assessment.

Lighting

The assessor will record the specifics of the lighting fixtures throughout your property, including the type and number in each room. If you haven’t done so yet, it’s advisable to switch out any incandescent or CFL bulbs for energy-efficient LED ones, as they can greatly lower energy usage. This straightforward upgrade could boost your property’s energy rating by a few points.

Windows

While heating has the most significant impact on the overall EPC rating, windows are also a key factor in the assessment. Replacing single-glazed windows with double-glazed units can greatly enhance your EPC score. The improved insulation from double glazing increases energy efficiency, helping to reduce heating costs during the winter months—a win for both your budget and the environment.

Loft Insulation

Loft insulation is another important element the assessor will carefully evaluate in residential properties. If your loft is not insulated, the report will likely suggest adding insulation. Without it, as much as 33% of a home’s heat can escape, making proper loft insulation crucial for improving energy efficiency.

When calculating the EPC, the assessor will also take into account elements such as the type of doors, the insulation on hot water pipes, and any renewable energy technologies present in your home or commercial property.

The Type of Rating Included in an EPC Report

In the UK, EPC ratings are structured similarly to the energy efficiency labels seen on modern kitchen appliances. Properties are graded from A to G, with A representing the highest efficiency and G the lowest. Starting in 2025, properties must attain at least a C rating to be eligible for rental. Non-compliance with this requirement could result in significant fines.

FAQs

Here are answers to some frequently asked questions about our services.

Who is responsible for obtaining an EPC?

If you’re selling or renting out a property, it’s your responsibility as the seller or landlord to obtain an Energy Performance Certificate (EPC). This certificate must be provided to potential buyers or tenants before any sale or lease agreement is finalized.

For new builds, the responsibility falls to the person overseeing the construction work. They must supply the EPC to the property owner and notify the Building Control Officer or Approved Inspector that the certificate has been issued within the required timeframe.

The cost of the EPC is covered by the property owner or landlord, and we offer highly competitive rates for this service. The assessment involves a non-invasive visual inspection, with all necessary information gathered during the on-site visit. If certain features, such as cavity wall insulation, are not visible, relevant documentation will be required to include these details in the final certificate.
